Ston, zemljišče prva vrsta do morja s skupno površino 21.490 m2 na jugu, z dostopom iz javne asfaltirane ceste in infrastrukturo v neposredni bližini.
Zemljišče je sestavljeno iz dveh parcel (približne dimenzije 37 m ulične fronte x 580 m v dolžino proti vrhu hriba);
prva parcela se večinoma nahaja znotraj meja gradbenega območja (3.500 m2), nepozidan del in manjši del izven meja gradbenega območja, označen kot gozd
druga parcela se nahaja izven meja gradbenega območja, na območju, označenem kot gozd
Južna orientacija, cel dan na soncu, obkroženo s čudovito pokrajino, v bližini priveza za čolne in mesta Ston.
Zahvaljujoč svoji posebni geografski legi, kratki ožini, ki povezuje polotok Pelješac s celino, in izjemnim naravnim virom, ter rodovitnim poljem z obilico vode in soli, je območje Stona postalo kraj človeškega bivanja že od antičnih časov.

Zemljište se sastoji od dvije parcele (približnih dimenzija 37 m ulične fronte x 580 m u dužinu prema vrhu brda);
- prva parcela nalazi se većim dijelom unutar granica građevinskog područja (3.500 m2), neizgrađeni dio i manji dijelom izvan granica građevinskog područja označenom kao šume
- druga parcela se nalazi izvan granica građevinskog područja, u području označeno kao šume
Pozicionirano južne orijentacije, cijeli dan u suncu, okruženo prekrasnim krajolikom, u blizini privezišta za brodove i grada Stona.
Zahvaljujući osobitom zemljopisnom položaju, kratkoj prevlaci što spaja poluotok Pelješac s kopnom i iznimnim prirodnim bogatstvima, te plodnim poljima s obiljem vode i solila, stonsko područje postalo je prebivalište čovjeka već u najstarijim vremenima.

Das Grundstück besteht aus zwei Parzellen (ungefähre Abmessungen: 37 m Straßenfront x 580 m Länge in Richtung Hügelspitze);
die erste Parzelle liegt größtenteils innerhalb der Baugrenzen (3.500 m²), der unbebaute Teil und ein kleinerer Teil außerhalb der Baugrenzen, als Wald ausgewiesen.
Die zweite Parzelle liegt außerhalb der Baugrenzen, in einem als Wald ausgewiesenen Gebiet.
Südlich ausgerichtet, ganztägig sonnig, umgeben von einer wunderschönen Landschaft, in der Nähe eines Bootsanlegeplatzes und der Stadt Ston.
Dank seiner besonderen geografischen Lage, der kurzen Landenge, die die Halbinsel Pelješac mit dem Festland verbindet, und außergewöhnlicher natürlicher Ressourcen sowie fruchtbarer Felder mit reichlich Wasser und Salz, ist die Gegend um Ston seit der Antike ein Ort menschlicher Besiedlung.
