Projekt je zasnovan v izvirnem slogu istrskih vil iz kamna, kjer lahko v miru in zelenju uživate v naravi, a ste hkrati tako blizu majhnemu avtohtonemu kraju, daleč od običajnega vrveža večjih turističnih mest. Projekt se nahaja le 250 m od majhnega urbanega kraja, kjer so vam na voljo vse potrebne dobrine za prijetno bivanje, kot so trgovine, restavracije, kavarne itd. Po drugi strani pa ta oddaljenost od centra zagotavlja popoln mir.
Velikost vrta zagotavlja intimnost, saj smo poskrbeli, da so parcele večje od povprečja podobnih projektov v Istri (od 800 m2 - 1.100 m2), bazeni pa so za dodatno udobje prav tako večji od povprečja (velikosti 44-52 m2).
Vsaka vila ima 3 spalnice s pripadajočimi kopalnicami, kar omogoča, da v vili hkrati biva večje število ljudi.
Za projekt je bila izdelana sprememba lokalnega urbanističnega načrta, v okviru katere je bil možen prenos robnega dela parcel, ki ležijo ob obstoječi cesti, za njeno razširitev, kar je bil predpogoj za pridobitev odločbe o pogojih gradnje.
Za vse pravnomočne objekte so bile izdane odločbe o pogojih gradnje. Za vsako vilo sta v celoti plačana komunalni in vodni prispevek ter plačana celotna izvedbena dokumentacija. Zato je z gradnjo vil mogoče začeti takoj.
Projekt je zasnovan v tradicionalnem slogu starih istrskih vil. To pomeni, da se arhitektura vil ujema s pokrajino Istre, kjer so hiše široke in je največja višina pritličje + eno nadstropje. Vodilna ideja projekta je uživati v miru in zeleni naravi stran od hrupa običajnih turističnih krajev in hkrati blizu majhnega mestnega jedra, kjer so vam na voljo vse običajne dobrine.
Na prikazano ceno je treba dodati DDV.

Projekt je zamišljen u izvornom stilu kamenih istarskih vila u kojima se može u miru i zelenilu uživati u prirodi, a opet tako blizu malom autohtonom mjestu daleko od uobičajene vreve većih turističkih mjesta. Projekt je smješten svega 250 m od malog urbanog mjesta gdje su dostupni svi potrebni sadržaji za ugodan boravak, kao što su trgovine, restorani, caffe barovi i dr. S druge strane, ta udaljenost od centra osigurava potpuni mir.
Veličina okućnice osigurava intimu, jer se pazilo da parcele budu veće od prosjeka sličnih projekata u Istri (od 800 m2 - 1.100 m2), bazeni su također većih dimenzija od prosjeka radi dodatnog komfora (veličine od 44- 52m2).
Svaka vila ima 3 spavaće sobe s pripadajućim kupaonicama, što omogućuje nesmetan istovremeni boravak većeg broja osoba u vili.
Za potrebe projekta je ishođena izmjena lokalnog urbanističkog plana u sklopu koje je omogućen ustup rubnog dijela parcela položenih duž postojeće ceste u svrhu proširenja iste, što je bio preduvjet za ishođenje rješenja o uvjetima građenja.
Za sve objekte su ishođena rješenja o uvjetima građenja koja su pravomoćna. Za svaku vilu plaćeni su u cijelosti komunalni i vodni doprinosi te je plaćena kompletna izvedbena dokumentacija. Stoga je moguće odmah započeti s gradnjom vila.
Projekt je dizajniran u tradicionalnom stilu starih istarskih vila. To znači da se arhitektura vila uklapa u krajolik Istre, gdje su kuće široke i maksimalne visine prizemlje + jedan kat. Vodeća ideja projekta je uživati u miru i zelenoj prirodi daleko od buke uobičajenih turističkih mjesta, a u isto vrijeme u blizini malog centra grada gdje su dostupni svi uobičajeni sadržaji.

Das Projekt wurde im ursprünglichen Stil istrischer Steinvillen konzipiert, wo Sie die Natur in Ruhe und im Grünen genießen können, und doch so nah an einem kleinen, autochthonen Ort, fernab vom üblichen Trubel größerer Touristenstädte. Das Projekt liegt nur 250 m von einem kleinen städtischen Ort entfernt, wo alle notwendigen Einrichtungen für einen angenehmen Aufenthalt vorhanden sind, wie Geschäfte, Restaurants, Cafés usw. Andererseits gewährleistet diese Entfernung zum Zentrum absolute Ruhe.
Die Größe des Gartens gewährleistet Intimität, da darauf geachtet wurde, dass die Grundstücke größer sind als der Durchschnitt ähnlicher Projekte in Istrien (von 800 m2 - 1.100 m2), und auch die Pools sind für zusätzlichen Komfort überdurchschnittlich groß (44-52 m2).

Für das Projekt wurde eine Änderung des lokalen Bebauungsplans vorgenommen, im Rahmen derer es möglich war, den Randbereich der Grundstücke entlang der bestehenden Straße zu verlegen, um diese zu verbreitern, was eine Voraussetzung für die Erlangung einer Entscheidung über die Baubedingungen war.
Entscheidungen über die Baubedingungen wurden für alle rechtsverbindlichen Gebäude getroffen. Für jede Villa wurden die Versorgungs- und Wasserbeiträge vollständig bezahlt, und die vollständige Ausführungsdokumentation wurde bezahlt. Daher ist es möglich, sofort mit dem Bau von Villen zu beginnen.
Das Projekt wurde im traditionellen Stil alter istrischer Villen entworfen. Dies bedeutet, dass sich die Architektur der Villen in die Landschaft Istriens einfügt, wo die Häuser breit sind und die maximale Höhe Erdgeschoss + ein Stockwerk beträgt. Die Leitidee des Projekts ist es, Ruhe und grüne Natur abseits des Lärms der üblichen Touristenorte und gleichzeitig in der Nähe des kleinen Stadtzentrums zu genießen, wo alle üblichen Einrichtungen vorhanden sind.

Il progetto si trova a soli 250 m da un piccolo centro urbano dove sono disponibili tutti i servizi necessari per un piacevole soggiorno, come negozi, ristoranti, bar, ecc. D'altra parte, questa distanza dal centro garantisce completa tranquillità.
Le dimensioni del giardino assicurano l'intimità perché è stata prestata attenzione a garantire che i lotti siano più grandi della media di progetti simili in Istria (da 800 m2 a 1.100 m2) e anche le piscine sono più grandi della media per un maggiore comfort (44-52 m2 di dimensione).
